    Stealth Phase
    - After a crash, there is fear to buy and experts predict further price falls, but as the market is so affordable prices hold firm and actually begin to rise.

    Awareness Phase - Optimism beings to settle into the property market, fears fade away and people are confident to buy at a higher price, pushing up the market.

    Mania Phase
    - Confidence is high, experts predict far higher prices in the future, banks greatly increase lending amounts, making the market grow quickly, eventually making it too expensive for the average person.

    Blow-off Phase - Prices become unaffordable and growth stops, then falls hard creating a recession and banks stop lending. This prepares the ground for a new Stealth Phase, starting the cycle all over.

    This has been the cycle for over 300 years, and most recently follows;
