First post ever on Arse. Two properties spoke to Paul Smith a few days ago who it would now appear hid any suggestion that anything was wrong. Absolutely sick about 2 Management accounts going down the drain. It would appear that Jan mortgages were paid. Does anyone know if Feb mortgage payments have been honoured.

I was told that my Feb mortgage payment with C&G had been paid. Paul Smith and his cronies should answer for all of his deception............
I have done some digging this morning in to the state of my PMA. It would seem it is a seperate account from BF at NATWEST, i am presuming all our money and the rent is paid into this. It would therefore seem logical that any monies in this account are for now safe, however we have no accsess to it.
The last thing statement I received of any type came from Duncan Ness in Aug 10. He was the guy that replaced, until he went sick with stress, Richard Brewster. It would appear that Richard left suddenly and Blueforces have been back peddling ever since. I can only summise that there was something very wrong with the way the accounts were managed by him, or his team.
Anyway, in Jun 10 two entries appeared on this statement as Solitaire Property Management - Service Charge. They added up to near 2 grand and were for 'services' from Apr 08 to Sep 10. Anyone else got this same charge?
I managed to speak to a lady from Central Management, a Lettings Agent that manage one of the flats in my block and she is going to call back on Monday to give me more information about my tenant. Blueforces asked them to find the tenant but then took on the management themselves.
I wouldnt wonder if there has been some criminal element to answer for here................ People leaving suddenly? New people off with stress............ and then Paul Smith announcing hes called in a tema of auditors................... What was going on..............

First phone call should be to your mortgage company - most likely to be RBS. They will tell you what the state of play is with your mortgage account. You should get them to set up a DD for your mortgage from your own account.
Then cancel any standing order/direct debit mandate to BF.
Next call should be to the life insurance coy, to ensure that your premiums are up to date.
Then, call the letting agent who deals with your property if you can find them, and if BF weren't doing it for you. Speak to them about retaining their services, and getting the monthly rent payment (minus their admin charge) to your bank account directly.
If BF were dealing directly with your tenant, then get in touch with the new management company (Lynden Property Nationwide) asap, and make your own assessment of what to do next - either stick with Lynden, or do it all yourself by getting in touch with the tenant, and using a local agent near your property. We're using Belvoir, and they've been very responsive given the chaos that BF have left them in.
The KEY thing is to make sure that your mortgage keeps on being paid, and that the next lot of rent is not lost to you. Everything else can be sorted out in slower time. Also, please try to keep rational about this - it's not the time for emotion or rants. Do not put any threats/abuse in print. You need to be cold and clinical and decisive in order to minimise the damage for the future.
It is all about the property - that is your investment, not the money quarantined at BF. If you get that money back, that is a bonus. Treat it as lost to you already, makes it a whole lot easier to deal with. 6k loss for my family, it's the only property we've got, I don't want to lose that as well.
Just to answer KuwaitFox's concern over Solitaire Property Management. It may be you have a property near to mine (Nottingham). In my case, the developer (Belway) didn't get around to sorting a company to run the service maintenance of the apartment blocks until a couple of years after I bought my apartment (in 2005). This was not a problem as Belway were still on site and just covered the service maintenance themselves (great for us as no bill to pay). Eventually Solitaire Property Management were appointed, but they seemed to be very slow to invoice people (certainly when I look back at the PMA statements I do have). Essentially their services are likely to be around the £1000 per year mark. Hence 2 years backdated would probably come in at around 2 grand. As long as you haven't already been billed for the property service charge before, then there's really nothing out of order with that entry in you PMA summary.
