I'll cut to the chase.

I could do with a £100k mortgage. Snag is I haven't got a deposit so although the £100k would cost less per month than I've been paying in rent for the last three years it looks practically impossible to get one.

Oh and I'm self employed.

I figure the answer is just keep on renting for now but if anyone can help do get in touch!

Can you get a loan for the deposit but say its for a car or something else?

I recently engaged a UK broker to sort some options out for me, not finalised yet so I'm not going to tick his box - looking on the net there were plenty specialising in self employed as long as your accounting is in order.
Ask a couple if it is a goer, that does not cost anything. If you do get something don't expect it to be at the sexy rates you see advertised though..

I guess a 15k car loan the week before you offer 15k deposit on a mortgage is probably not going to pass unnoticed on your credit record...?

Difficult just at the moment. Would be easier in a few months. Have had no proper water supply since November and have now been given two months notice to quit (which as you can imagine we're looking forward to doing!) We'll probably rent somewhere else but saw a cottage for £100k and the rental market here is not great

. I can readily afford it but that doesn't seem to cut any ice. Computer says no.

A lot of people selling are now paying the deposit for the buyers, not sure how it works but I think they absorb the deposit into the sale price, something like that, looks like everyone wins then.

I can't help much except to give one little warning...

Do not - and I'll say it a little louder just so you are sure about this - DO NOT touch Forces Financial. I am currently taking legal action against them to recover costs incurred because of their inefficiency and monumental fuck-ups.
