Some properties do not have a Gas Supply. Have you checked that there is a Gas Supply to the property.
Personally I would opt for Electric ONLY.

Not a silly question, you fucking tube. You are assuming that it is for heating, which is a silly assumption as the OP stated that the requirement was for 20 minutes a day. It's more likely to be for something completely different, and without knowing the amount of water, and the temperature required, comparisons are pointless.

check that there is a gas supply to the property before you do anything else.
